The honest part about ADU costs

An ADU is a whole small house: foundation, kitchen, bath, mechanical systems, and utility connections. The per-square-foot number is higher than a house addition, and anyone quoting a price without seeing your lot is guessing. We'll give you a real budget in pre-construction, and a straight answer before that about whether your project pencils at all.

What did Washington's ADU laws actually change?

State legislation now requires most cities to allow accessory dwelling units on residential lots, with fewer parking mandates and size restrictions than before. Olympia, Tacoma, and the counties have each updated their codes; what you can build depends on your specific lot and jurisdiction, and we check that first.

How much does an ADU or DADU cost to build?

It depends on size, detached versus attached, and what utilities the site needs. Beware of flat per-square-foot quotes given sight unseen. We produce a complete budget during pre-construction, before you commit to building.

Do you build DADUs in Tacoma?

Yes. Detached ADUs are allowed on most Tacoma residential lots, and Pierce County is a core part of our service area, along with Olympia, Tumwater, and Lacey in Thurston County.

How long does an ADU project take?

Design and permitting vary by city; construction depends on the unit. You get a real schedule during pre-construction and honest updates if anything changes it.

Is a Doyle ADU different from a kit or prefab unit?

Yes. Ours are site-built to the same building science standard as our custom homes: continuous insulation, proper ventilation, and materials chosen for wet Northwest winters, designed to fit your lot and your main house.
